Modesto Dispensary SEO
Dispensary SEO in Modesto, From McHenry Avenue to the Highway 99 Corridor
Modesto gave out its first eight storefront dispensary permits in December 2018, under an ordinance that allowed up to 10, according to CBS Sacramento's report at the time. We couldn't get into the city's own cannabis pages or code, which means I can't confirm whether 10 is still the limit or whether the window has reopened since. Another agency's tally of the state license list, dated September 2026, counts eight storefronts with Modesto addresses.
Around the city, the rules change town by town. Turlock, Ceres, Riverbank and Oakdale each signed their own development agreements with a few dispensaries, and two of the four retailers left in the unincorporated county closed in late 2024. I help Modesto and Stanislaus County dispensaries, their delivery services and local cannabis brands with Google search, map placement and AI answers, working remotely with no office in the Central Valley. For a Modesto shop, I'd check one thing before anything else: what a phone on McHenry or Yosemite shows when someone looks for a dispensary nearby.

What We Could Confirm About Modesto's Dispensary Rules
| Topic | What the record shows, and where it comes from |
|---|---|
| Permits | Up to 10 storefronts allowed and 8 permits issued in December 2018 (CBS Sacramento); the current cap isn't confirmed |
| Approval | A city business license plus a Commercial Cannabis Permit, alongside the state license (secondary summary of the city code) |
| Downtown | No cannabis business of any kind inside the downtown overlay, whatever the zoning (a secondary summary of the city code; another agency's Modesto page says the same) |
| Buffers | 600 feet from schools, child care and youth centers; 200 feet from parks and libraries; 100 feet from a home (secondary summary of the city code) |
| Delivery-only | The same summary lists no zone where a delivery-only business can operate |
From CBS Sacramento (December 20, 2018) and CityRuleLookup's summary of Modesto Code 10-3.703 to 10-3.707 (verified September 2026), read October 28, 2026. The city's website and the official code on Municode were unreachable for us. Treat every rule here as a starting point and get the city's confirmation first.
I'd rather tell you that than dress up a summary as the code. The secondary code summary says cannabis businesses aren't permitted in Modesto's downtown overlay, but I'd confirm that with the city before making a location decision. For an existing dispensary, I'd start by checking that its address, nearby cross streets and Google directions are accurate.
What Happened in Unincorporated Stanislaus County
Outside city limits, the county allowed up to seven retailers under development agreements signed from 2017 on. Between December 2023 and August 2024, supervisors ended three of those agreements, and the Modesto Bee reported in November 2024 that two of the four retailers still open were closing over unpaid fees. Earlier that month, voters had approved Measure P with 67.17% of the vote. It swaps the old development agreement fees for a tax of up to 8% on retail gross receipts, in unincorporated areas only.
When a dispensary near yours closes, its old Google listing doesn't always disappear on its own. I'd search from that address now and see what a shopper gets, then make sure your own listing, hours and directions are complete enough to be the obvious answer.

Turlock, Ceres, Riverbank and Oakdale Each Wrote Their Own Deal
Most Stanislaus County towns that allow dispensaries did it through individual agreements rather than open permits, as local papers reported at the time:
- Turlock ran a pilot of up to four dispensaries, with one 2020 agreement charging $25,000 a month or 5.25% of gross receipts
- Ceres approved two, each paying $50,000 to $100,000 a month under its 2018 terms
- Riverbank approved two under agreements charging a flat amount or a share of sales, whichever was greater
- Oakdale picked two of 15 applicants, at $15,000 a month or 5% of gross receipts
I haven't confirmed whether those terms still apply or how many of those dispensaries are open today. If you run locations in more than one of these towns, each one needs its own listing and its own page on your site, with that town's address, hours and contact details.
Smoke Shop Crackdowns on McHenry, Yosemite and Maze
In late March 2024, Modesto police and California's tax agency checked six smoke shops on Paradise Road, Yosemite Boulevard, Maze Boulevard and McHenry Avenue, arrested eight people and reported seizing cannabis, edibles made to look like youth products and gambling machines, the Modesto Bee reported. The tax agency posted more cannabis seizures at Modesto smoke shops in May and October 2024. Unlicensed sellers on the same streets as licensed dispensaries are part of the local picture, so I'd make your state license, real storefront photos and a dispensary category easy to find on your listing.
Visit Modesto's Cannabis Guide
Modesto's tourism bureau does something unusual: it publishes a cannabis visitor guide called the MoTown CannaPass and a toolkit for hospitality partners. I haven't confirmed how a dispensary gets listed in it or what it costs. If you're open in Modesto, it's worth asking Visit Modesto directly, and making sure whatever they link to on your site is current.

Pass along your site. I'll search around your Modesto address and from one nearby town, note which licensed dispensaries Google puts next to you, open your menu on my phone, and then send three fixes, highest priority first.

Modesto Dispensaries in AI Answers
Someone in Ceres asking an AI tool where to buy cannabis near Modesto may get an answer stitched together from dispensary websites, Google profiles and directories that may not reflect the 2024 closures. We put your address, hours and services into clear, consistent text those tools can read, clean up the listings you manage and send correction requests elsewhere. My priority would be the closures: I'd check whether any assistant still names a dispensary that shut in 2024, and make sure your own details are complete.
